General Building Information

External Finishes

The office tower is cladded with high performance, energy efficient, solar reflective double glazed unitized curtain wall system in fluorocarbon coated aluminium frames with mullion to mullion distance of 1.4 m (approx. 4 ft. 7 in.).

Office Lift Lobbies

The main office entrance lobby is cladded with granite wall and floor finishes. The design is highlighted by high-tech aluminium panels and back-lit glass panels.

The typical office lift lobbies are also fitted with high quality finishes as the main office lobby. The corridors for multi-tenant floors are finished with metal false ceiling with integrated lighting and the walls are provided with wall coverings together with carpeted floors.

Lifts and Escalators

There are two zones of lifts serving the low zone from 7/F to 19/F and the high zone from 20/F to 31/F. Each zone has four lifts which are controlled by an independent computer system ensuring smooth and efficient travel with minimal waiting time. The average lift speed of high zone and low zone lifts are 5.0 m/sec and 3.5 m/sec respectively. All lifts doors are etched with specially designed pattern.

Audio-visual display in Plasma Screen is installed for showing floor directories, financial news and world weather information. Tailor-made information can be displayed upon request by tenants to suit any special events or to welcome visiting of VIPs.

One service/fireman lift with a carrying load of 2,000 kg (approx. 4,400 lbs) serves all floors of the building. In addition, there is one passenger lift serving the three basement carpark floors and the retail podium. There are also eight escalators travelling within the retail podium stretching from Ground Floor to Level 3 to provide convenient vertical transportation for retail shoppers.

 

Toilets

Male, female and disabled toilets are provided on each office floor. The toilets have granite floor finish, stone wall cladding and aluminium suspended ceiling with integrated light fittings and air grilles. Quality sanitary wares and stainless steel accessories are used. In addition, ample lockers are provided in female toilets for the convenience of users.

 

Pantry

One communal pantry is built as a standard provision for each office floor.

 

Janitor Room

A self-contained janitor room is provided on each office floor. It is separated from toilets so as to maintain a hygienic environment and to ensure privacy for office tenants.

 

Structural Openings

Structural provision is allowed for installation of internal staircases at designated locations by multi-floor tenants, subject to application to the landlord.
