Integrated Suspended Ceiling System
Suspended Ceiling
High quality metal panel suspended ceiling system is installed. Standard panel size is 1200 mm x 300 mm with acoustic treatment and metal-based paint applied. Light fittings and air-conditioning diffusers are integrated with the system. Flexibility of relocating these modules is allowed to suit individual office layouts.
Structural floor to floor height is approximately 4 m (13 ft. 1 in.). Clear office headroom is approximately 2.7 m (8 ft. 10 in.) above typical raised floor.
Lighting
Typical office is provided with fully recessed, double parabolic, low-glare lighting modules with an average light intensity level of approximately 500 lux to 600 lux at desktop level in an open-plan office environment.
All standard light fittings and initial fluorescent tubes are supplied by the landlord according to a standard office layout and are ready for tenants' wiring and circuit installations.
Ventilation and Air-conditioning System
The system is fitted with a sophisticated Variable Air Volume (VAV) air-conditioning system. Each office floor is equipped with two sets of Air Handling Units which are fed by chilled water from the central chiller plants. Conditioned air is distributed through oval and flexible ducts and Direct Digital Control (DDC) VAV boxes within the ceiling void, and is discharged through linear diffusers and light trough diffusers. Peripheral heaters are provided for the outer zone adjoining the external walls.
The VAV system is controlled by the Building Management System which allows flexibility for adjustment of service hours, temperature and air flow.
The cooling capacity for each office floor is designed according to the following parameter :
- 7 sq. m. per person occupancy
- 7.5 litres fresh air supply per second per person
- 25 Watt per sq. m. lighting load
- 20 Watt per sq. m. equipment load
- Room temperature at 24oC กำ1oC
There is a separate dedicated chilled water pipe installed for supplementary air-conditioning (i.e. 24 hours air-conditioning) for tenants' computer facilities. Subject to agreement, connection to the provision can be arranged with related costs borne by tenants.
The total air-conditioning cooling capacity which is backed up by essential power generator is 560 kW, which means a maximum cooling capacity of 100 kW per office floor.
Chilled water supply is designed at 7.2oC กำ 1oC supply and 12.8oC กำ 1oC return.
Raised Flooring System
Raised flooring system is installed in all office floors. The system allows easy maintenance, installation and rerouting of all electrical and telecommunication cables. The underfloor void is 120 mm (approx. 4.7 in.) in depth. The loading capacity is 5 kPa plus a provisional allowance of 1.5 kPa. Floor panels are made of concrete which gives extra durability and strength over other reconstituted materials.
Power Supply
Electricity supply to the office tower is distributed via two sets of risers (2 x 1000 A for high zone, 2 x 1200 A for low zone) connected to different transformers. This dual risers system ensures continued power supply to the tenants.
Power loading is provided at 200 Amp 3 phase for each office floor and the average allowance is 120 VA per sq. m. Loading can be increased upon request at tenants' cost.
Electromagnetic shielding is installed in the transformer room to prevent electromagnetic interference with tenants' computer systems.
Emergency Power Supply
A backup power generator is installed to support the building's essential services including the fireman lift, fire fighting systems and emergency lighting at times of unforeseen supply failure.
Telecommunication
An Advanced Fibre Telecom (AFT) System together with the technological breakthrough - Cat. 3 and Cat. 5 cabling are installed. It enables messages to be delivered much faster than other typical systems. All optical fibre cables are connected to two digital electronic telephone exchanges. The AFT system is designed to cater for future technological advancement and future expansion of new telephone services.
Tenants can select their telephone companies through the Fixed Telecommunication Network Services (FTNS). In addition, the building is covered by the network of major mobile phones and paging services.
Integrated Antenna System
A comprehensive antenna system which receives signals from both local TV and worldwide satellites (AsiaSat-1 and Yuri-3A, B) is available for tenants' use upon application.
Computer Earthing and Data Communications
Inter-floor cable trunking is provided to multi-floor tenants for computer and electronic data communication. A clean computer earthing system with connection point on each floor is provided for tenants' connection.
Backup Power / Generator
A standby power generator with a capacity of 750 Amp is available to support tenants' computer equipment and facilities in case of power failure. The capacity available for each office floor is up to 60 Amp at 380 Volt 50 Hertz 3-phase. This system can provide a full load operation for six continuous hours. Such standby back up power supply is available upon request of tenants at their cost.
Building Automation / Energy Management
A computerised Building Management System (BMS) is designed to cater for maximum end-user controllability. With the Metasys Telephone Interface (MTI), the air-conditioning and lighting systems are linked with a voice control system accessed by telephone. Monitoring and control can further be extended to the fire services system, lift cars access system, public lighting, door contact and security alarm system, electrical supply system, and plumbing / drainage system. Correct and prompt response to tenants' requirements is ensured.
Fire Services System
An intelligent fire services control system is set up to monitor drenchers, sprinklers and the water level of fire services water tanks. The system is automatically activated in case of emergency and is monitored by the computerised Building Management System. The alarm signal is also displayed on computer and aided by mosaic panel for immediate response by the building management personnel.
The fire alarm is connected to the Fire Services Department via a 24-hour fire termination signal servicing company.
Security
The building is closely monitored on a 24-hour basis by a comprehensive automatic/manual security system which covers all the major access routes, lift lobbies, carpark and other public areas.
Closed circuit televisions (CCTV) are installed in major accesses with colour displays and recording function. A contact mechanism is installed on all doors for effective exit control. A lift car access control system is set up to control entry after office hours. In addition, an electronic security patrol monitoring system is installed in the entire building including car park floors.
Public Address System
A public address system is installed with speakers in lift lobbies, toilets, carpark and other public areas for broadcasting of emergency messages and channelling background music during office hours.
